Sullivan Canyon
A lovely area between Brentwood and Palisades Riviera, north of Sunset, and zoned for horses. Residents, young and old, ride their horses to the "ring" for exercise, training, or relaxation.

Architect Cliff May developed the area. The original Cliff May ranch-house style had high, pitched, and beamed ceilings, walls of glass, and radiant heat in the tile over concrete-slab floors.

The turnover of homes is so low that it's difficult to give an average sale price. A range of values may be approximately $2.5Mil to $35 Million.

As mentioned in the Rustic Canyon and the History of the Riviera Country Club sections, Will Roger's family donated the family home and acreage to the State of California in the 1940's.

Polo is played on Saturdays 2 p.m.-5 p.m. and Sundays 10 a.m.- 2 p.m. (beginning in May). The Rogers Family Home is open for guided tours every day, hourly, starting at 10:30 a.m. and ending at dusk. Admission to the park is a parking fee of $7 per car.
The hiking trails provide some of the most stunning ocean and Queen's Necklace views to be had.

There is an enclave of homes (not zoned for horses) that is known as "Will Rogers". These homes range in price from $2.4 Mil to $8 Mil.

Rivas Canyon

Situated just west of Will Rogers Parkway and north of Sunset Blvd. is Rivas Canyon, originally part of the Will Rogers Estate. It is one of the few areas zoned for horses that have abundant trails for horseback riding. At the north end of Rivas Canyon is the bottom of Marinette Road, (access off upper Chautauqua) where there are several properties that are also zoned for horses and have access to the trails.
