1. What areas do you cover?
I cover the entire Westside of Los Angeles, including; Malibu, Pacific Palisades, Santa Monica, Brentwood, Westwood, Bel-air, Cheviot Hills, Beverly Hills, Mar Vista, Marina del Rey and Culver City.
2. What are the price-ranges in those areas?
Westside prices range from; Condos - from $450K for a 1 bedroom to $22Mil (Wilshire Corridor). Homes range in price from $750,000 in the Mar Vista area (90066), to $55Mil+ in Beverly Hills, Holmby Hills (Bel-air).
Santa Monica is divided between North of Wilshire and South of Pico for homes. North of Montana (the priciest) a livable 3 bedroom home begins at $2.1Mil. Newer luxury estates from $4Mil to $15Mil. South of Pico area known as Sunset Park, a 3 bedroom livable home sells for $1.1Mil. Upgraded and newer properties are listed from $1.8Mil to $2.5Mil.
Santa Monica Condos range from $450K for a 1 bedroom to $2Mil for new construction. Ocean Avenue Condos range from $875K to $10Mil.
Pacific Palisades Homes start from $1.3Mil for a livable 3 bedrooms and go to $26Mil for a celebrity compound. Pacific Palisades Condos start at $600K for a 2 bedroom.
Westwood Condos range from $450K to $25Mil on the "Wilshire Corridor."
Westwood Homes start at about $1.2MilK.
Brentwood Condos start at $550K for 2 bedrooms. Brentwood Homes start at about $1.3Mil to about $30Mil.
Beverlywood (great central West LA area close to Downtown) homes start in the $975K range to about $2.5Mil.
Beverly Hills Homes range from about $1.4 Mil to $85Mil. Beverly Hills Condos range from about $500K to $3Mil
3. How do you work with clients who are re-locating?
Beginning with an in-depth phone interview, I create a list of your lifestyle preferences and the benefits of ownership you require (architectural preferences to budget, schools, air-quality, proximity to work, recreation, and so on).
From there, I email or send by mail, a few property listings for your consideration, as well as setting up a private client Website (search engine) that is fed directly by our local Multiple Listing Service. The listings include maps and images. Based on your feedback, I will arrange a property caravan when you arrive in Los Angeles. TO explore the various areas of the Westside can take 1 or 2 days of exploration.
When you arrive in LA, your welcome package will include a Thomas Guide (local map book) to use in concert with the Multiple Listing Data sheets. In the Westside of Los Angeles, interior showings are almost always by appointment with the listing agent. If the first excursion results in a desire to make a bid on a property, I will walk you through the entire process. If another trip is warranted, you will be kept informed of new listings, depending on your feedback.
The offer/counter-offer process will be thoroughly explained, as will all disclosures, the escrow process, loan guidance, etc.
4. I'm not pre-qualified yet, is it necessary?
It's critical to not only be pre-qualified but PRE-APPROVED. Multiple-offer scenarios prove over and over that the most complete offer package, including personal information (even family pictures), are the most successful.
5. How long have you been selling real estate in California?
I've been a licensed California Real Estate Broker since 1980. I represent sellers and buyers in Pacific Palisades, Brentwood, Santa Monica, Westwood, Bel-air, Beverly Hills, Beverlywood, Mar Vista, Cheviot Hills, and Marina del Rey.
